Terms of Service

1. Acceptance of terms
By accessing or using Ztoors.com (“the Service”), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.
2. Description of service
Ztoors provides an online platform that connects homeowners wishing to sell their property (“Sellers”) with prospective buyers (“Buyers”) in Michigan. Ztoors is not a licensed real estate broker and does not provide real estate brokerage services. We are a technology platform only.
3. Fees
Sellers pay a flat platform fee of $2,000. Buyers pay a flat fee of $1,000 upon an accepted offer. Fees are non-refundable except as required by law. Additional service fees (photography, signage, etc.) are disclosed at checkout.
4. User responsibilities
You are solely responsible for the accuracy of all information you submit, including listing details, disclosures, and offer terms. You agree not to submit false, misleading, or fraudulent information. Ztoors does not verify the accuracy of listing information.
5. No real estate advice
Nothing on this platform constitutes legal, financial, or real estate advice. We strongly encourage all users to consult a licensed Michigan real estate attorney or title company before closing any transaction.
6. Intellectual property
You retain ownership of content you upload (photos, descriptions). By uploading content, you grant Ztoors a non-exclusive, royalty-free license to display that content on the platform for the purposes of operating the Service.
7. Limitation of liability
To the maximum extent permitted by law, Ztoors shall not be liable for any indirect, incidental, special, or consequential damages arising out of or related to your use of the Service, even if advised of the possibility of such damages. Our total liability to you shall not exceed the fees you paid to Ztoors in the 12 months preceding the claim.
8. Termination
Ztoors reserves the right to suspend or terminate your account at any time for violation of these Terms or for any other reason at our sole discretion.
9. Governing law
These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-law provisions.
